How confident are you in generating returns?

Our confidence is based on proven performance rather than projections. In 2025, we launched Villa Xanadu in Arenal, which is on track to achieve approximately 80% occupancy and an Average Daily Rate exceeding $1,500 in 2026. Combined with our established distribution through Namu Travel Group and Costa Rican Vacations, experienced operating team, and the unique destination being created at Arenal Ridge, we believe the project is exceptionally well positioned for long-term success.

What backs my investment?

Your investment is secured through equity ownership in the company that owns the land, building and furniture.

How are returns distributed?

Accepted Answer

Subject to approval, dividends are expected to be distributed twice annually, in January and July. A prudent operating reserve will be maintained to support the ongoing operation, maintenance, and enhancement of the property.

Is there a management fee?

Yes. The hospitality management company will receive a fixed monthly management fee together with a performance-based fee equal to 25% of net operating revenue. These fees are fully reflected within the financial projections presented in this investment memorandum.

Can I stay at Arenal Ridge?

Yes. Shareholders receive a complimentary five-night stay each year during the off-season (September 1 – Oct 30), together with a 25% discount on additional stays throughout the year, subject to availability. Exclusive last-minute booking opportunities will also be offered to shareholders.

Can I sell my shares?

Yes. If you choose to exit your investment, your shares must first be offered to existing shareholders before being made available to external buyers. Shares may also be transferred to heirs as part of estate planning.

What is the planned exit strategy?

The current strategy is to market the development for sale during the fourth year of operation, with the objective of completing a liquidity event by the end of Year 5. The timing will ultimately depend on market conditions and shareholder approval.

What happens if the property is sold?

Following the sale of the development, shareholders will receive their proportional share of the net sale proceeds after the payment of any outstanding liabilities, taxes, and transaction costs.
